A 50-acre ranch near Prescott is for sale. Asking price? $35 million


A sprawling, almost 50-acre ranch north of Prescott is for sale. The asking price is $35 million, a $5 million price drop from earlier this year.

The property consists of two parcels next to each other called CV and CF Ranches. Just south of Interstate 40, the land is home to antelopes, elks, javelinas, mountain lions, mule deer, doves and quails.

Located on the ranch are six homes, multiple barns and storage sheds. The property is made up of 28,554 deeded acres and 20,590 acres leased from the Arizona State Land Department.

Water for the ranch comes from more than 35 wells and 20 stock tanks.

The property is zoned as a rural residential district that allows a minimum parcel size of two acres if it’s split up.

“Ranches of this caliber and significance seldomly come to market in Arizona,” said Paul Groseta of Headquarters West Ltd., who has the listing.

The property in the city of Paulden has been held for four decades by a private owner.
