Homes in Monroe County sold for higher prices recently: See how much here


Newly released data from Realtor.com for March shows that potential buyers and sellers in Monroe County saw houses sell for higher than the previous month’s median sales price of $185,000.

The median home sold for $213,000, an analysis of data from Realtor.com shows. That means March, the most recent month for which figures are available, was up 15.1% from February.

Compared to March 2023, the median home sales price was up 13.9% at $213,000 compared to $187,000.

Realtor.com sources sales data from real estate deeds, resulting in a few months’ delay in up-to-date data. The statistics don’t include homes currently listed for sale, and aren’t directly comparable to listings data.

Looking only at single-family homes, the $215,000 median selling price in Monroe County was up 19.4% in March from $180,000 the month prior. Since March 2023, the sales price of single-family homes was up 15.6% from a median of $186,000.

No single-family homes sold for at least $1 million or more during the month.

Condominiums and townhomes decreased by 10.9% in sales price during March to a median of $205,000 from $230,000 in February. Compared to March 2023, the sales price of condominiums and townhomes was up 8.2% from $189,500. No condominiums or townhomes sold for at least $1 million or more during March.

In March, the number of recorded sales in Monroe County dropped by 1.5% since March 2023 from 537 to 529. All residential home sales totaled to $126 million.

In New York, homes sold at a median of $425,000 during March, down 5.6% from $450,000 in February. There were 8,233 recorded sales across the state during March, down 17.2% from 9,943 recorded sales in March 2023.

The total value of recorded residential home sales in New York decreased by 17.7% from $7.1 billion in February to $5.9 billion this March.

Out of all residential home sales in New York, 14.08% of homes sold for at least $1 million in March, down from 14.5% in March 2023.

Sales prices of single-family homes across New York decreased by 7.7% from a median of $422,826 in February to $390,091 in March. Since March 2023, the sales price of single-family homes across the state was down 3.9% from $405,881.

Across the state, the sales price of condominiums and townhomes dropped 1.3% from a median of $506,496 in February to $500,000 during March. The median sales price of condominiums and townhomes is down 12.2% from the median of $569,500 in March 2023.

The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what’s happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
