Historic CT mill property up for sale with approved plans for dozens of apartments


A historic Connecticut mill property targeted for a residential rental conversion is up for sale, coming with approved plans for nearly 150 apartments in a popular city neighborhood.

The plans for 446A Blake Street in New Haven’s Westville neighborhood call for a complex with three buildings. Two of them — the first and the last to be built — will be new construction. The third involves the conversion of a existing, historic office building. In all, 144 apartments would be created in three phases and the redevelopment would include 36,000-square-feet of open space.

The site, listed without an asking price by Northeast Private Client Group, is less than a mile from the campus of Southern Connecticut State University and near the town line with Woodbridge.

Westville is about four miles northwest of downtown New Haven and includes a mix of the upscale and affordable rentals, according to the listing.

New Haven’s downtown area is seeing widespread apartment construction fueled by robust growth in the biotech and life science industries. Those industries have been spurred on through investment by Yale University.

The demand for housing is rippling out into city neighborhoods such as Westville.
