Newly released data from Realtor.com for February shows that potential buyers and sellers in Sangamon County saw houses sell for slightly lower than the previous month’s median sales price of $178,000.
The median home sold for $176,500, an analysis of data from Realtor.com shows. That means February, the most recent month for which figures are available, was down 0.8% from January.
Compared to February 2023, the median home sales price was up 30.7% at $176,500 compared to $135,000.
Realtor.com sources sales data from real estate deeds, resulting in a few months’ delay in up-to-date data. The statistics don’t include homes currently listed for sale, and aren’t directly comparable to listings data.

Looking only at single-family homes, the $175,000 median selling price in Sangamon County was down 6.9% in February from $187,950 the month prior. Since February 2023, the sales price of single-family homes was up 29.6% from a median of $135,000.
No single-family homes sold for at least $1 million or more during the month.
Condominiums and townhomes increased by 177.8% in sales price during February to a median of $237,500 from $85,500 in January. Compared to February 2023, the sales price of condominiums and townhomes was up 104.3% from $116,250. Four​ condominiums or townhomes sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in February 2023.
In February, the number of recorded sales in Sangamon County dropped by 3.6% since February 2023 from 112 to 108. All residential home sales totaled to $39.3 million.
In Illinois, homes sold at a median of $251,666 during February, down 1.8% from $256,208 in January. There were 6,955 recorded sales across the state during February, up 3.8% from 6,700 recorded sales in February 2023.
The total value of recorded residential home sales in Illinois decreased by 63.8% from $6.8 billion in January to $2.5 billion this February.
Out of all residential home sales in Illinois, 3.84% of homes sold for at least $1 million in February, down from 6.13% in February 2023.
Sales prices of single-family homes across Illinois decreased by 2% from a median of $255,090 in January to $250,000 in February. Since February 2023, the sales price of single-family homes across the state was up 4.9% from $238,358.
Across the state, the sales price of condominiums and townhomes dropped 1% from a median of $259,166 in January to $256,500 during February. The median sales price of condominiums and townhomes is down 0.8% from the median of $258,527 in February 2023.
The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what’s happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
