What will $2 million get you in Westchester, Rockland and Putnam? A brick colonial home perched on a hill overlooking the Long Island Sound or a petite castle with a pond and circular balcony.

In Westchester, homes above the $2 million price point are considered luxury properties. In Rockland and Putnam counties, the threshold is $1 million.

The inventory of luxury homes remains low. The number of active home listings between $1.8 million and $2.1 million were down by 47% to 74 in April 2024 from April 2019, according to the Multiple Listing Service.

A report by Houlihan Lawrence showed a handful of sales listed at the $2 million price point closed over asking prices in Westchester while the number of home sales and median prices went down by about 2% in the first quarter of 2024 from 2023.

Kay Bal, a realtor at Julia B. Fee Sotheby’s International Realty based in Scarsdale, said many buyers in this price range are from New York City who look for good schools, amenities such as pools, updated kitchens, large spaces and an easy commute.

“They are not sensitive to interest rates, market conditions or economy,” Bal said. “It’s not just a home they are buying, it’s the lifestyle. If it meets their long-term needs, they will buy regardless of interest rates or market conditions,” Bal said.

We looked at what $2 million will get you in six communities across the region — Bronxville, New Rochelle, Croton-on-Hudson, Sloatsburg, Monsey and Garrison.     

Here are the six homes for sale in the $2 million range that Bal curated. It is possible one or more of these listings could have been sold or taken off the market by the time of publication.

Built in 1916, this four-bedroom, three-bathroom, 3,342-square-foot colonial style home offers elevated views and seclusion. There is an office and a primary ensuite with a sitting area.

Built in 1920, this five-bedroom, four-bathroom, 6,336-square-foot brick colonial home is set on a 1.5-acre land. Perched on a hill overlooking downtown and the Long Island Sound, the property has been completely renovated. It has 13-foot ceilings on the main level, an entertainment parlor with billiards and instruments, a sunroom and a primary suite with a cathedral ceiling, a home office, a balcony and a fitness studio.

50 Chapman Road, Garrison: Listed at $1.89 million, taxes at $17,772

Custom built in 2008, this three-bedroom, four-bathroom, 3,214-square-foot home looked like a European petite castle. The exterior walls are 12-inch-thick Aerated Autoclaved concrete block. A handmade oak turret staircase integrates all three levels, the top floor boasts vaulted ceilings, a study, an ensuite primary bedroom and a pond-facing circular balcony. It has a 3.5-bay garage.
