Plumas Lake leads new home sales in Yuba County for April, report says


May 8—Members of the North State Building Industry Association reported 29 new home sales in Yuba County for the month of April, with Plumas Lake leading the way, according to a new report.

The community of Plumas Lake led all reported sales in Yuba County with 32 total. However, the actual number reported for the county was less because of three cancellations of new home sales in Wheatland, John Frith, a representative of the association, told the Appeal. Builders in Sutter County reported three new home sales for April.

The new home sales reported in April for Yuba County continue a trend of rising housing availability in the area. Late last month, a report by the California Department of Finance stated that Yuba County had the highest housing growth on the county level at 2% for 2023.

According to the state, Yuba, along with Sutter County, was one of five counties that saw overall population growth above 1% — Sutter (1.9%), Imperial (1.8%), Glenn (1.4%), Yuba (1.1%) and San Benito (1.1%). That growth was largely due to housing gains, officials said.

Statewide, the population grew by just over 67,000 people in 2023 for a total of 39,128,162 — the first such increase since 2020, the Sacramento Bee reported. Housing rose .79% across California in 2023 adding 115,933 housing units for a total of 14.8 million units in the state.

“New construction represents 109,391 housing units with 55,242 single family housing units, 52,937 multi-family housing units, and 1,212 mobile homes,” the state said.

For the Sacramento region in April, there were 682 new home sales, the third-highest total for the month since 2006, the North State Building Industry Association (BIA) reported.

Members, who represent Amador, El Dorado, Placer, Sacramento, Sutter, Yolo, and Yuba counties, reported the sale of 584 new homes regionwide in April. The monthly average is 495.

“Our BIA builders are continuing to build the new homes our region so badly needs, but it’s also important to remember that they are building a stronger community,” North State President and CEO Tim Murphy said in a statement. “Neighbors feel connected when they move into a new home community, and the economic growth that follows a strong period of homebuilding helps knit the entire region into a greater sense of community.”

Murphy also praised the community-building efforts of the homebuilding industry through its two charitable organizations.

“The North State Building Industry Foundation plays a crucial role in our local homebuilding workforce by providing job training for out-of-school youth and adults seeking opportunities in residential construction, whereas HomeAid Sacramento is dedicated to building and maintaining housing and programmatic facilities for nonprofit organizations and public institutions serving those experiencing or at risk for homelessness. These initiatives demonstrate our industry’s commitment to building a thriving region,” Murphy said. “BIA builders, trade contractors, and all the affiliated companies that help make homeownership possible give back to their community in so many ways. I am proud to be a part of this great organization, and I know all our members feel the same way.”

While new home sales remained solid for much of the region, April sales were down 3% from March and down 7% from the previous year. The association credited that slow down to interest rates that it says rose slightly higher each week during the month. Nationwide, the association said rates stood at 7.22% for a 30-year fixed mortgage at the beginning of May, below the peak of 7.79% reported in October 2023.

According to the association’s report, Roseville had the most new home sales for April with 138. It was followed by Elk Grove with 86, Rancho Cordova with 78, Sacramento with 60, and Folsom with 49. Officials said the “vast majority” of new homes sold in April were priced between $500,000 and $750,000.
