Another big apartment complex planned in Near Southside. This one’s near a BBQ hotspot.


Another large apartment complex may be coming to the fast-growing South Main Street corridor, built by a Fort Worth developer whose portfolio already includes three modern complexes in the Near Southside neighborhood.

This new five-story complex with a parking garage would span three vacant blocks on the north side of East Pennsylvania Avenue, between Panther City BBQ and Interstate 35W.

Records filed with the city this week show Maverick Development Group is proposing the multi-family project.

The developer’s portfolio includes the Mag & May apartment complex on Magnolia Avenue, which, when built in 2019, was the first such multi-family development with frontage in that area. Maverick also built the 285-unit Ramble & Rose on West Rosedale Street in 2021, and the new Willow & Wise on West Broadway Avenue.

Maverick, which also has developed five projects in Austin, describes its mission as to “shake up conventional ideas about what living space ought to be and reinvent it” with “new innovations in form and function.”

No details are available about the concept or number of units proposed for the new apartment complex on East Pennsylvania, and the developer didn’t immediately respond to a request for comment. But the location is prime in the trendy South Main Village area, where hundreds of new apartments and other multifamily housing units have gone up in just a few years.

The corridor is designed to be a walkable district with restaurants, bars and shops, though some business owners have complained that public parking options haven’t kept up with growth.

Overall, the greater Near Southside neighborhood has seen at least 3,055 units/homes come online over the past 10 years, and that trend line is rising.

At least 775 units are in active construction right now, from small-scale quadplexes or townhomes to larger multifamily buildings with over 300 units, according to Near Southside Inc. Then there are more than 1,000 additional units in projects in advanced stages of planning, the organization says.

The Maverick property is across Crawford Street from the future four-story Nobleman Tapestry Hotel, which is incorporating into the design the historic fire station on the site. The 153-room hotel is to open late this year.

Two more multifamily developments are under construction just to the north of Maverick’s property. One is the four-story Skyview at Crawford with 47 units coming this spring, and a unique concept called Bryan Flats with 97 semi-furnished, “highly efficient” units.
